Self-Performance

PCI has vast experience in custom homes, renovations and commercial.

Custom Homes: We have built some of the largest and most elaborate homes in Central Florida. Ranging in size up to 22,000 square feet and close to $4,000,000.00. 2 “Parade of Homes” wins in the $1,500,000 and up category. PCI has built new homes in Keanes Pointe, Heathrow Woods, Thorton Park, Windermere, Winter Park, Clermont, and many lakefront areas.

Renovations: Our experience in this area includes the same neighborhoods as mentioned above as well as Alaqua, Lake Nona, Alaqua Lakes, Heathrow, and others. Projects have been as small as kitchen renovations to adding large additions and rebuilding structural components in historic villages. The key to a remodel is for it to look as if the project was not remodeled in the first place. Our experience in high end/ luxury custom homes gives our team the experience to ensure the “old” and the “new” don’t jump out to your guests. We’ve completed multiple renovations in historic districts that have the most challenging permitting guidelines.

Commercial: We have no experience in bridge building or skyscrapers. However, we have a great deal of past performance in the commercial renovation of office suites, restaurants, bank buildings, and law offices ranging from just office repaints to the construction of FDA approved pharmacy “clean rooms” and lead-lined X-ray exam rooms. With commercial renovation experience dating back to a Vermont project built in the 1790’s and projects in Orlando dating back to the 1930’s, we have the experience to accomplish the project regardless of complexity or age.

Through the years we have learned A LOT. An old saying in construction is: “There are only 3 ways to build a project- Good, Fast or Cheap”. Unfortunately, you only get to pick 2”…

Due to multiple poor experiences as a custom builder in the Orlando area, we no longer try to be the cheapest option.  At times, with the best interests of our clients in mind, we’ve tried to be the cheapest option but still, put out the best quality when the budget was the limiting factor. We’ve realized it’s a nearly impossible task. At the same time, we know everyone is mindful of a budget.

If you’re looking for the absolute cheapest builder, we are more than likely not the best fit for an estimate. However, please read our AAR (After Action Review) tab where past “Lessons Learned” are in the military IDR (Issue/ Discussion/ Recommendation) format. Hopefully, our experiences posted for all to see, even where we were at fault as an organization, can help you avoid some of the pitfalls commonly found in the construction industry. If you’re looking for a solid value where price is important but not more than quality, then please contact us at your convenience.

Our Self Performance capability is unmatched by all but a few builders in the Central Florida area and is key to our success for accomplishing projects on time for the US Military, where timeliness and quality are not options.

Read more on our site to find out about issues on past projects and our community involvement and our portfolio. Our outdoor living page includes full spectrum tips on being an Outdoor living specialist in not just construction but furnishings, design, cooking and clean up. A true outdoor kitchen is much more than just a grill and sink. It’s an experience for the entire family if done right. By combining low, medium and high heat components, there is no meal that can not be made in the great outdoors.

large scale projects

Katrina

In 2005, Hurricane Katrina operations included the building of several emergency storm shelters in the gulf coast region. In addition, relief efforts alongside the American Red Cross, Seventh Day Adventists (ACTS) and other NGO’s provided emergency and sustainment relief within 18 hours of the storm through 4 months following the storm. On our first relief mission we self deployed and delivered 27,000 pounds of food and water while initiating construction operations and performing several humanitarian tasks.

St. Thomas (USVI)

The St. Thomas (USVI) , Marriott “Frenchmans’ Reef” resort operations took place in 2007 and 2008. Approximately $3,000,000 in construction contracts were self performed ranging from masonry structure, concrete, exterior finishes and framing. On Island, were up to 70 contractors from 4 multi-national backgrounds.

Hideaway Cove

Hideaway Cove, Orlando, Fl. is a complete sub-division construction contract ranging from infrastructure to final constructions of the home through the buyout of the remaining lots. Homes ranged in price from $1,800,000 to $2,800,000. Not only was PCI the General Contractor for the subdivision but also “Self Performed” 45% of the completed project.
